Types of Foreclosure Lists Available for Buyers

There are several types of listings of foreclosure properties. One of them is for foreclosure auctions. This is the stage in which the grace period given to the borrower had lapsed and the lender foreclosed on his property. The lender then put the foreclosed property on public auction for sale to recover the amount that the borrower owed, plus interest and legal costs. Bids are offered and the property will go to the highest bidder.

This is a great way to buy cheap properties. However, there are also risks involved such as buying a property that has not been inspected first.

A listing is also available for pre foreclosure properties. This listing is made when the delinquent borrower received a notice of default and decided to sell his property to pay what he owed for his loan and protect his credit history. Many borrowers who feel that they could not keep their accounts current, opted to sell their properties rather than go through the trouble of foreclosure and damaging their financial credibility.

Bank foreclosed homes have their own foreclosure lists also. The list consists of properties with loans owned by banks. In this case, if the borrower defaults, the bank will repossess the property and sell it in auctions to recover their investments.
