Scammers know that people who have defaulted on their payments are vulnerable and desperate to save their properties from foreclosures. It is very easy for scammers to find their victims. Mortgage lenders usually publish notices before they foreclosed on distressed houses. When foreclosure con artists read these notices, they would start to contact their prospective victims by e-mail, telephone or mail.

They would also advertise their so called foreclosure prevention services on magazines, newspapers or the Internet. Most often they would use official sounding titles such as mortgage consultant or foreclosure consultant. Or they would market themselves as foreclosure rescue agency or foreclosure service. They would come across to distressed homeowners as the only viable answer to their foreclosure problem.

How to Identify and Protect Yourself from Home Forclosures Scams

Be wary of companies that ask for upfront payments for their services. The same suspicion should also be given to those who offer to pay your mortgage loan and to rent your house back to you.

Furthermore, watch out for people who pose as mortgage lenders or brokers and offer to have your loan refinance so that you can afford to pay your monthly mortgage.

To avoid being victimized by foreclosure con artists, do not just sign any document without thoroughly reading and understanding what was written on it. If the document contains legal terms, do not hesitate to seek a lawyer’s advice.

As added precautionary measures against home forclosures rescue scam, pay your mortgage directly to your servicer or lender. Never trust anyone to make loan payment for you.
