Buying at Foreclosure Auctions

At auctions, there is no real estate agent to help you through the process so it is a must that you know the bidding procedures and rules before going into a foreclosure sale or auction. Buying foreclosure properties at auctions give you no assurance that they do not have any liens or loans. Also, properties are sold on as-is condition so you have no way of knowing whether the home you bought needs minor or major repairs.

Buying From Lenders

You can buy properties from lenders after the auctions. These real estate owned properties do not have hidden liens and back taxes on them and you can be assured that the previous homeowner has vacated the property.

However, there is no assurance that you will get a seller disclosure but if there is a problem with the property after you have acquired it, you have the option to file a lawsuit against the lender who sold you the property.

Buying at Pre-Foreclosure Stage

This involves buying the property directly from the distressed homeowner before it enters the foreclosure stage. You will likely get a reduced price for the property because the homeowner wants to dispose of his house immediately to avoid the trouble of dealing with foreclosures.

However, the risk lies in the fact that because the homeowner is desperate to sell his property, he may not be truthful about the condition of his house. Also, there may be hidden liens on his property that he may have failed to mention.
