
To become a real estate broker, you have to first become a real estate agent. Requirements vary by state, but you have to be at least 18 years old, have a diploma or GED, and pass a certification exam. Then, you can apply to become a broker after earning a valid license with 1-3 years of real estate agent experience. You will also need to pass some sort of certification exam as required by your state.
Once you have finally obtained your real estate broker's license, you can register with HUD to sell homes. HUD requires each broker to be properly registered with HUD in order to list and offer HUD homes on the open market. To do this, you will need to obtain, fill out, and submit two forms. The first is SAMS 1111, which is a basic broker application. The second is SAMS 1111A - Selling Broker Certification.
After submitting these forms (and assuming you are approved), you will be issued what is called a name and address ID number (NAID). After you receive your NAID, you are officially a certified HUD broker and can submit your contracts to either MLS or what is called the HUD Home Store.
