Every year thousands of HUD properties go into foreclosure as a part of HUD homes. All management companies who have contract with HUD list and maintain the department's properties including foreclosures. There are certain HUD real estate properties in designated areas, which are available to teachers, police officers, victims of hurricane Katrina, and non-profit organizations at reduced rates. The normal discount offered is 30% for everyone else except non-profit organizations that can get it for as much as 50% discount.

Using HUD Home Listings

HUD home listings are very comprehensive as the data is collected from all the states. If you are looking for a nice home, then you should check the with HUD department for their real estate home listings. An important thing to remember here is that HUD sells these homes on an "as is" condition. This means that, if there is any repair that needs to be done on any of these homes then HUD won't responsible for it. They will sell the homes with the defects. Although, HUD real estate listings will provide as much information as possible regarding the home being auctioned. They will include the state it is located in, an environmental compliance report, and a comprehensive property condition report. The only drawback is that HUD home listing doesn't provide a detailed description of the assets and features of the real estate in question. To check upon the assets and features for each of these HUD houses for sale, you will have to visit the property.

In fact, if you can inspect the property before buying, then it will be easier for you to make a decision. You will be able to calculate the amount of repair work needed, if any, rehabilitation expenses, and the payments for the mortgage loan. This will help you to gauge your bidding price.

Beginning the Purchase Process

Once you have gone through the HUD houses for sale listings and have chosen a particular property, then you can always approach the FHA for a loan. The FHA loans offer benefits that will not be available with sub-prime mortgages and conventional loans. FHA has a FHA Streamlined program through which they will finance the purchase as well as the cost of minor repairs as required. All this in just one single mortgage while the cost of repairs can range from $1 up to $35,000.

HUD has taken an initiative, which includes Nationwide Sale of Properties to Disaster Evacuees of Hurricane Katrina, Wilma, and Rita. This will be done through a new Lottery System. The properties are a part of the extensive HUD home listing directory. The discount offered is 30% and the evacuees will have to produce a FEMA certification or a FEMA Registration Number. This is an eligibility criterion and buyers will get the opportunity of receiving funding through two options - FHA Financing or Cash.
