How do you make money investing in foreclosure properties?
Here is an example:
Let’s say that a bank owns a house with a market value of $150,000 and the house needs $20,000 worth of repairs. You make a lowball offer to the bank of $70,000. It is expensive for the bank to own the property and the bank wants to get rid of it as soon as possible, so they accept your offer and you buy the property for $50,000. At this point, you have two options:
- You can spend $20,000, fix the property and sell it for at least $140,000 to a homebuyer that is very happy to buy the property at $10,000 below market value. You spent: $20,000 for repairs + $70,000 you paid for the property = $90,000 investment. Net profit: $50,000. Not bad!
- You turn around and sell it “as is” to an investor for $70,000. The investor will be happy to buy a $150,000 for less than half the price. And you will be very happy to have made $20,000 with very little work.
